They say that if you do what you love, you will be both successful and happy.  I feel very fortunate to have found that to be true.   

After gaining valuable business experience in my career in the tech industry, I decided that it was time to focus my energy on my true passion. I had been involved in real estate for several years as an investor and homeowner, but realized that I was meant to make this my profession.  Our homes have such an influence on our lives in so many ways- I love helping people to find their dream home, or achieve their goals by maximizing their returns on what is usually their greatest investment.  

I have lived in Seattle for over 30 years.  Since graduating from the UW, I have lived, worked, and/or owned property in almost every neighborhood in Seattle.  Each neighborhood has it's pros, cons, personality and quirks.  I thoroughly enjoy and appreciate this city with all that it offers, and the unique lifestyle that is Seattle. Over my past 19 years in real estate, I have become a specialist in the Greater Seattle Metro real estate market, with a more specific focus on the communities of Queen Anne and Magnolia, bringing comprehensive knowledge and experience in Residential, Luxury, and Investment Properties. 

Much of my business is working with buyers.  Buying in this competitive market can be stressful and frustrating, but it doesn't have to be.  I understand that choosing a home is a very personal as well as a financial decision.  I feel that it's important to take the time to really understand my clients - their lifestyle, their family, their work, their values, and their priorities.  It's also my job to help my buyers understand the market and the process, and to strategize with them to be sure that we’re prepared to compete successfully when we find their perfect home.  Regardless of the time and effort it takes, when we find and win the home of their dreams, it's all worth it!   

When working with sellers, my prior experience in high tech sales and marketing is a valuable asset.  I work closely with my clients to create and execute a specific and detailed marketing plan for their homes- utilizing professional photography, designer staging, optimized online presence, quality marketing materials, targeted campaigns, and appealing open houses.  Based on current market data, we plan a strategic timeline and market positioning to heighten exposure and "buzz"- similar to a product launch in the tech industry.  Maximizing interest from buyers maximizes the ultimate sale price.  My years of experience working with buyers also helps from this side- understanding what really makes a home appeal to people and creating that emotional connection that motivates them.

A significant part of my job is negotiating, on either side of the transaction.  I have had many years of experience negotiating agreements, as well as training in all kinds of negotiation tactics. I do believe in the ideal of the win-win and because of this, have built trust and positive working relationships with my colleagues. I will creatively think out of the box to find options and opportunities to make the most of any situation, always keeping an absolute focus on advocating for my client’s best interest.   

My business is based on people- almost all of my clients are by referral or are repeat buyers and sellers.  To me, the greatest honor is for you to trust me to help you with these major life decisions-- where you will raise your family, where you will invest for your future, or how to make the most of it when it’s time to say goodbye to a place that you’ve called home.  These are not just transactions to me, as I know they are not to you.  I will help you make sound investments and smart decisions, and strive to be your advisor in all things real estate related for life.

I am committed to community service and an active member of the Queen Anne community, as a sponsor and supporter of Queen Anne Little League, Queen Anne Helpline, and many other neighborhood organizations.  I love to support schools, and have been involved on many parent committees for QAE, University Prep and Bishop Blanchet High School.  I have served for several years on the Windermere Standards of Practice Board, ensuring that Windermere continues to set the bar in the industry for professionalism and service.

Bought a single family home in 2014 for approximately $550K in Seattle, WA 98109.
We first met Holley while looking at another property on Queen Anne. Her genuine easy-going attitude and interest in her clients needs caught our attention -- some relationships have a strained and unnatural feel to them -- not so with Holley.
Although we did not buy the property where we initially met Holley, her name stuck with us because of her easy-going attitude.
In our most recent purchase on 8/14/2014 Holley was the agent, her work was instrumental in us becoming new home-owners. She advised on pre-approval agents (a list of three) from which we picked one. Once we located the property she advised us on what would be a correct offer for this particular house; she must have spent the same night preparing the bid-documents for us to sign and submit the following day.
Once our bid was approved Holley followed the post-bid to close process and always seemed available for questions and impromptu meetings. She sat in on separate meetings with my my lender, with escrow & with the financial institution holding my down-payment working up scenarios that would expedite the process between all parties keeping us on track to close on time without any penalties.
Holley also had key-people in place to get all inspections expedited and turned around quickly, an extremely valuable asset for us buyers as in my case my mind was racing 1000 mph focusing and accumulating all the documentation the banks now require post-2008 recession.
I can honestly say that it felt like having a team-player on our side that we could trust blindly while focusing on gathering information and meeting -- at the time -- seemingly countless deadlines.
Holley will also be our agent in the upcoming sale of our condo.
I would not hesitate for a second recommending Holley Ring to anybody that is purchasing (or selling) their home or property.

Holley was amazing to work with. She was diligent and patient - taking time to help us search for just the right home. She acted as a great sounding board, noticing things about the houses that we might have otherwise missed.
When we finally found the house that we ultimately purchased, we knew we would be in a bidding situation. There were three other offers on the table. Holley helped us work up an offer that was both fair and attractive. She encouraged us to write letters to the home owner, and worked with our mortgage broker to have them contact the seller regarding our solvency. She presented our offer in a very professional and appealing way and the result was that we have a wonderful new home.
After helping us buy, we turned right around and asked her to help us sell our current home. She worked with us to help get the house ready - finding us painters to help with a purple kitchen, helping us to purge items from our home so that it could show at it's best. She even lent us items from her own home to stage it.
When everything was ready, I took my daughters across the state for a week hoping to spare myself and them from the stress of living in a home that is listed for sale. While we were away she had several open houses - so many in fact, that I was stopped on the street by a neighbor who complemented her on all her hard work showing our home.
With her help we sold our house in just over one week - we found out we had a strong offer on our drive back. On top of that, we were able to get about 23k more from the sale than we had expected as well as one month of rent free while we renovated our current home. All of this, I strongly believe, is due to the help and encouragement she gave us.
We have nothing but great things to say about Holley. If you are looking for and agent you couldn't ask for a better one.
